Tampa Bay housing and rent data studies
Free, reproducible data by Richard Cieplechowicz, also legally known as Ryszard Cieplechowicz. These studies use U.S. Census Bureau American Community Survey (ACS) 2020-2024 five-year estimates for 132 ZIP Code Tabulation Areas assigned to Hillsborough, Pinellas, Pasco and Hernando counties.
The figures describe a survey period, not current rent quotes, sale prices or a forecast. A ZCTA is a Census geography, not a USPS delivery ZIP. Read each study's method and limits before comparing nearby places.

Share of renter households spending at least 30% or 50% of income on gross rent, plus housing, income and tenure measures.

Median estimated value with 90% margins of error and distribution across four value bands.
How the geography and sources work
Both studies use the ACS 2020-2024 five-year release. The 132 selected ZCTAs have at least 500 residents and are assigned to one county by largest share of land area in the 2020 Census ZCTA-to-county relationship file. Some ZCTAs cross county boundaries. Census Reporter provides a convenient access layer, while the Census Bureau is the data author. The GitHub repositories include the source descriptions and the second study's reproducible build files.

Use estimates carefully
ACS estimates have sampling uncertainty. The rent-burden cut flags ZCTAs with fewer than 300 estimated renter households; the owner-value cut flags fewer than 300 owner-occupied units. A five-year median or value-band count is not today's asking price or a verified figure for one address.
